Reservations canceled 7 days or more in advance of the arrival date will be refunded with a $30 processing fee charge per room. Please note that there are no refunds given within 7 days of the arrival date.

For reservations containing (3) rooms or more, please notify us if plans change or if you need to cancel thirty-one (30) days or more before arrival. The same fees apply.

Rates and policies are subject to change. Such changes will be recorded on this website and are available upon request at the front desk of the lodge.

Rates are based on the season and size of the room based on a double occupancy. For room rates, use our availability calendar and enter desired dates to get an accurate quote.

All Treehouse Lodge room rates are subject to 14.45% local and state lodging tax. Please note that all reservations and stays effective July 1st, 2022 are subjected to this 1% tax increase.

We often require a two-night minimum stay during our “prime season,” certain holidays, for wedding accommodations and on weekends. For a one-night stay requests, please call the Treehouse Lodge to inquire

A 50% deposit of your total stay (100% of a one-night stay or room block) is due at the time of booking.  This will ensure your reservation at the Treehouse Lodge; any unpaid balance is due at check-in.  We accept Mastercard, Visa, Discover and Amex. 

Parking for one car per reserved room is included in the rate. Additional parking for registered guests is at market price per calendar day, upon availability.

Check in is between 3-8 pm. Check in after 9 PM is by prior arrangement only. Check out is by 11 am. There will be a $50 charge per hour for late check outs. Online same day reservations cannot be accommodated, please call us to make arrangements.

Smoking, candles, incense or fire of any kind is prohibited inside of our buildings.  A designated outdoor area is available. Failure to respect our Treehouse Lodge fire safety rules will result in immediate eviction with no refund.  We take fire safety extremely seriously.

There will be a $25 charge for lost guest keys. Misplaced or lost keys while staying at the Treehouse Lodge will result in a $100 charge if it is past 10 pm and entrance to room is required.

Children of all ages are welcome by prior arrangement. Our minimum age is 21 years for solo travelers with ID required at check in.  We do not accept teenage or young adult guests traveling without their parents.

Management will ensure the quiet enjoyment of our Treehouse lodging for all of our guests. While a guest, quiet hours are 10 pm – 8 am. Disturbers may be asked to vacate the premise without a refund and incur a “Guest Disturbance Compensation fee” to be determined.

We love your well behaved small dog, and welcome him/her in a handful of available pet friendly rooms.  We ask for advance notice, a $50 per day pet fee and proof of current shots from your vet.  We will ask you to sign a special damages waiver at the time of check in.  Unattended pets in the rooms are subject to a $25 per hour pet sitting fee.  Uninvited pets without these considerations will subject the guest to immediate eviction with no refund, with the exception of service animals with valid ID.

We understand that accidents can happen and appreciate your care of our property during your stay. In the event of accidental damage, loss, significant staining, or contamination, we may need to charge for the cost of repair, replacement, or extraordinary cleaning.

Charges, when necessary, will be based on the actual cost incurred for cleaning, sanitation, repair, replacement, and, in severe cases, room recovery if the room must be removed from service.

For the health and safety of our guests and staff, contamination involving human waste, bodily fluids, or other biohazardous materials may require specialized cleaning and disinfection beyond standard housekeeping services. Guests are asked to notify us promptly if an accident occurs so we may address the matter appropriately.

If a credit card is provided or a reservation is made on behalf of another guest, the cardholder or booking party agrees to accept responsibility for any charges related to damages incurred during the stay.

Should a concern arise, guests will be notified promptly. We review each situation individually and welcome the opportunity to discuss any charge directly with you.

Although we wish we could, we can’t predict the weather.  No refunds given for harsh or rugged weather of any kind, including hurricanes and snow.  We strongly recommend trip insurance.

We have a two night minimum required for guests attending weddings.  We do not allow additional staff (hair, makeup or photographers) or any other non-registered guests on the property without permission.  We do not allow late night gatherings.   There may be additional cleaning charges.   Possible eviction if these rules are not followed.

The Treehouse lodge does not offer safes in the room.  Our establishment is not liable for damage or loss of items stored in rooms.

WiFi is offered to our registered guests with a password. Guests must follow all US and state law concerning proper internet usage while at the Treehouse Lodge. Downloading copy written material without permission is against the law and violates our terms of use agreement with our internet provider. We will turn your IP address in to law enforcement officials and you will be prosecuted to the full extent of the law. In addition, we will seek damages for additional IT consulting, interrupted internet services or any other loss of business caused by the unlawful behavior.

When you contact the Treehouse Lodge through our web site, we require some personal contact information, such as your name, mailing address, phone number and credit card information so we can provide you with the services you have requested. Your personal information will only be added to Treehouse Lodge’s database with your expressed permission. You may be removed from our mailing list at any time by contacting us at frontdesk@mytreehouselodge.com. In addition, preserving your privacy is very important to us. We have established physical and electronic safeguards to our physical premises and electronic procedures to safeguard and protect against the unauthorized access of personal information which meet or exceed both Massachusetts and federal law.
